According to recent data released by the Office for National Statistics, average private rental prices across Britain increased by 3.8% in August compared to the same period last year, marking the most rapid growth rate recorded throughout the year. This figure represents a notable acceleration from July's annual increase of 3.7%, with growth reaching its highest pace since December. Meanwhile, the broader housing sector displayed a contrasting pattern as annual house price growth moderated slightly to 1.4% in July following a 1.5% increase in June. These figures highlight ongoing pressure within the rental market even as broader property price appreciation shows signs of cooling down across the country.
